Looking for a live/work OR huge room (250+ sq ft)

Hi all,

I am looking for other(s) who are trying to establish an apartment as a live / work (i. e. a large apartment with either huge rooms or extra common space to use for studio practice). I draw and make music from home.

I work full time at the Metropolitan Museum of Art, good steady salary (44k), and in free time make music and art at home. I am looking to move by June 1 (when my lease is up at my current apt in crown heights).

I am trying to find a single room for a live / work use. A room that is around 250 sq ft, or an apartment that has common area that I may use part of as a home studio, is what I need to find. Loft spaces, large apartments, basement apartments, duplexes, victorian era buildings, industrial spaces -- these are among the more spacious living units in NYC.

My art making is neither fumey nor smelly ?? drawings and some crafts. Always ventilate my work area if I paint. I am super clean -- no dishes left behind, etc.

I sing and record at home, generally when my roommate is out. Hopefully, you won't mind occasional singing ?? it is definitely not in excess. I am a recording artist, so most of my real music making goes on (using headphones) in the computer. A layout with some distance between rooms is ideal. Otherwise, I don't blast music or throw parties at home. I keep the home place serene, clean.

I'm an avid cook and tidy up after myself. A similar domestic natured person would be great. Do not care about gender, sexuality or race ???just respect, compassion, & consideration. Allergic to cats and to dogs that shed, so no pets, please. Non-cigarette smokers. Not a partier, definitely like the home to be quiet. Always consider noise levels for my roommates -- nothing loud late at night.

I am open to: south bronx, grand concourse, all of upper manhattan (inwood, wash hts, west & east harlem, yorkville), sunset park. i work off the 4 5 6 line, so neighborhoods that connect to that are ideal (especially bronx). 2 - 3 year lease would be amazing, I am looking for a long term home.
